Mebane’s city council was enthusiastic about a new mixed-use subdivision along North First Street Monday night, unanimously voting this week for the rezoning necessary to move the project ahead.
The project, North Mebane Village, is on about 60 acres on the east side of North First Street, near the Mill Creek subdivision.
The project is adjacent to two other subdivisions – including the Preserve at Mill Creek approved just last month and an earlier one, Potters Mill, now under construction – and one now under construction across the street, North First Street Townes, that the same developer/builder is constructing.
Matt Kirkpatrick is the developer and D.R. Horton is the builder for both.
The North First Street Townes is an all townhouse subdivision, while the North Mebane Village will have 192 townhouses, 36 single-family houses, and approximately 15,000 square feet of commercial or retail space.
The project drew no public comments, and most council members were effusive in their praise.
Councilman Jonathan White pressed for how the combination of townhouses, single-family, and retail space has been arrived at.
Tony Tate, a landscape architect for the developer, said market research showed that there would be a market for some retail or office space, most likely a coffee shop, yoga studio, daycare, or possibly a dentist office because of the large number of residents in the area – both already in the area (primarily at Mill Creek) and those who will occupy the developments under construction or approved.
It was mentioned that the likely price point for the townhouses will be in the $300,000 to $400,000 range, depending on the market conditions at the time of completion.
Mayor Ed Hooks pronounced the subdivision a “very nice project,” after the council voted 5-0 in favor of the rezoning.
