Mebane’s city council had been scheduled during its meeting Monday night – which was canceled after winter storm Gianna blanketed the city with several inches of snow, on top of lingering ice from winter storm Fern – to consider buying a dentist’s office across from city hall.
Mebane’s city council meeting is now rescheduled for 2:00 p.m. on Monday, February 9.
Currently home to Dr. David Hoyle’s dental practice, the property at 200 South Fifth Street, on the corner of South Fifth and Wilson streets, has been used as a dentist’s office for many years, most of that time by Dr. D. Michael Modlin.
Its location across the street from Mebane’s city hall and the planning and inspections building has prompted staff to identify the property as a suitable location for additional parking and a possible future expansion of city facilities, according to a report from the city’s staff.
The current owner, Janice Hoyle of Janice Properties, has offered to sell the property for $325,000. The purchase would be funded from the city’s “rainy-day savings” (fund balance), according to Mebane city staff.
The property consists of a 912-square foot dwelling on three-tenths of an acre that was originally built in 1948 and later converted to an office, according to Alamance County tax records, which list the total taxable value at $183,125.
Janice Properties purchased the property from another dentist, D. Michael Modlin, for $170,000 in May 2021, according to the county’s Register of Deeds.
The owner has asked the city to give Hoyle extra time to vacate the premises, once the sale closes, to finish treatment for three patients, according to a handwritten note on the purchase agreement.
