Strip center proposed for NC 54

Plans have been filed with Graham’s planning department for a 19,600-square-foot strip shopping center at 1205 East Harden Street (NC 54).

Some of the 5.11-acre lot has been cleared, with a large mound of dirt prompting much curiosity beside the highway.

The lot is just beyond Ivey Road and across from the entrance into Raspberry Ridge subdivision.

According to the plans filed with the city, the center would have as many as 14 separate, 20′ x 70′ storefronts; the full length of the building is 280 x 70 feet.

The 19,600-square-foot space will necessitate a minimum of 98 parking spaces to comply with the city’s ordinances, but the tentative plans provide for 120 spaces.

The proposal for the center will ultimately require city approval via the planning board and city council. According to Graham planner Cameron West, the developer would either need to seek a special use permit or a conditional zoning request for the project which is located in an area now zoned for light industrial.

Because the property is also in one of the city’s “overlay districts,” it will also have to meet certain requirements for signage, building standards, and sidewalks, West added.
