Arsenault Holdings, the Colorado-based real estate company that has offered $38.5 million to buy the Alamance Crossing shopping center in west Burlington, is part of a multibillion-dollar portfolio of commercial real estate companies owned by investor Marcel Arsenault (see related story, this edition).
A motion to approve the sale of Alamance Crossing to Arsenault Holdings is scheduled to be heard in Alamance County superior court on Monday morning.
The property has been in receivership for the past two years, and the pending sale requires a judge’s approval before it can be finalized, under the North Carolina Commercial Receivership Act.
Marcel Arsenault is the founder and CEO of Real Capital Solutions – which, like Arsenault Holdings, is based in Louisville, Colorado – and has purchased and managed more than 365 real estate investments totaling $3.5 billion over the past three decades, according to his company.
Real Capital Solutions in late December 2024 purchased an 11-story office building at 1501 M Street NW in Washington, D.C. for $29.3 million, according to an article published last Thursday by a D.C.-based real estate trade publication.
The firm (RCS) has also announced plans to invest $3.5 billion cash in acquiring distressed office properties over the next three years, starting with its just-completed purchases of a $66 million office tower in Dallas, Texas (the Tower at Park Lane) and a $20 million office building (Belleview Tower) in Denver, Colorado.
Real Capital Solutions also purchased the Blue Cross Blue Shield of Minnesota headquarters campus in Eagan, Minnesota for $60.7 million in June 2024, multiple financial trade publications reported at the time.
In addition to his commercial real estate investments, Marcel Arsenault is the founder and CEO of a nonprofit foundation also based in Colorado, One Earth Future, which describes itself as the first and only provider of shariah-compliant capital funding for small and medium-sized enterprises in the Horn of Africa.
Shariah-compliant investments follow traditional Islamic laws that prohibit involvement with gambling, adult entertainment, as well as the production and/or consumption of pork, tobacco, and alcohol, according to a 2023 analysis by S&P Global.
The One Earth Future nonprofit foundation manages a $30 million private credit fund for entrepreneurs, based primarily in the Somali Peninsula, and describes its mission as providing support for war-torn regions in eastern Africa in hopes of reducing armed conflicts.
Marcel Arsenault has been featured in Time and Inc. magazines; on Bloomberg News; and in other nationally-circulated real estate trade and news publications.
