Construction is underway along South N.C. Highway 119 on a relatively new regional convenience store concept called Smart Shop.
A forthcoming location for Smart Shop in Mebane is under construction at the intersection of NC. Highway 119 with Lowe’s Boulevard in Mebane.
Mebane city staff approved construction plans for the forthcoming Smart Shop convenience store in Mebane this summer, and construction began earlier this fall, the owner of the property and the developer, Bhavans Group LLC, said Tuesday afternoon in a phone interview with The Alamance News.
The developer said that the Mebane location is targeted to open in early April 2024.
The construction plans call for a 4,000-square foot store to be built on the 1.88-acre site, according to construction drawings that Mebane city staff have approved. The site will have front setbacks of 40 feet; rear setbacks of 30 feet; and side setbacks of five feet.
The Smart Shop in Mebane will have five pump islands with 20 “stacking spaces” (i.e., sufficient area for up to 20 vehicles to be in line for the pumps); two EV charging stations; one handicap van-accessible parking space, and an overall total of 37 parking spaces.
The property is zoned B-2, which allows for convenience stores and restaurant uses, under the city’s development ordinance.
The developer intends to construct an internal, two-way connection to the existing Lowe’s Home Improvement store adjacent to the convenience store site, which is located just off I-85/40 but before the Lowe’s store. The developer plans to remove existing curb and gutters, as well as plantings, in order to provide the internal connection to the Lowe’s Home Improvement parking lot.
Bhavans Group also owns two Smart Shop stores in Greensboro and one in Gibsonville. The company representative said Tuesday that he’s looking into opening additional stores through franchisees in the future, but hasn’t decided whether he’ll ultimately go that route.
Some type of light foodservice will probably also be offered inside the Mebane location for Smart Shop, though those details are still being ironed out, according to the representative for Bhavans Group.
Bhavans Group, LLC has its registered office at 1911 Sinclair Trace in Burlington, according to annual reports on file with the Secretary of State’s Office.
The contractor for the Smart Shop in Mebane is JR Leonard Construction, according to city officials.
