O&I zoning approved for Konica Drive in western Burlington, eastern Guilford County
Burlington’s planning and zoning commission has given its imprimatur to a developer’s request for office and institutional zoning in the midst of a stretch of otherwise industrial zoning along Konica Drive in the city’s far western reaches, in eastern Guilford County.
The rezoning request is for 39 acres that fronts Konica Drive in between two existing industries, Ametek and Zink Imaging, across the street from Red Oak Brewery, and down the street from one warehouse and another one now under construction.
The acreage is just north of the 200-acre site of a planned Food Lion distribution center farther down NC 61 that will ultimately employ 500 people.
Nathan Duggins, a Greensboro attorney representing the developer, acknowledged that the application for the rezoning listed more than three dozen potential uses that would be eligible for construction within an office and institutional use.
However, he stated he was “90 percent” confident that the ultimate use would be multi-family, later amplifying that approximately 240-320 units were expected to be constructed on the site.
He cited future workers at the Food Lion warehouse as the very types of tenants who might be interested in the developer’s project.
Duggins did not divulge the name of the future builder, describing the company as a “regional local developer.”
While the site plans show a small sliver of the property adjoining NC 61, Duggins said the main entrance would be off Konica Drive.
After a little more than 10 minutes of staff describing the project and Duggins’ presentation, the board voted unanimously, 6-0, to recommend the rezoning to the city council.
Voting in favor were board chairman James Kirkpatrick, and board members Mike Mills, Ethan Raynor, Lee Roane, Jonathan Sanders, and Ryan Spadaccini.
